Is this a sectional title development?

Is this a retirement village?

Yes and no. Owners may be retirees, but the village is open to buyers of all ages. Occupancy, not ownership, is required to be at least 60% by over 50 year old residents.

What is a village lifestyle?

A modern village lifestyle is created through the provision of an enclosed, safe environment with common recreational facilities and green spaces, together with infrastructure for the latest technical and eco requirements. It caters for like-minded individuals, couples and families of all ages, and has a wide range of needed facilities close at hand.

How many townhouses are available for sale?

There are 44 townhouses and semi-detached townhouses available for sale in Phases 1, 2, 4 and a part of 3. There will be further phases.

Who are the developers?

Who are the marketing and sales agents?

What are the expected completion and move in dates?

Completion: 18 months from commencement of construction. The buyer will be given 3 months’ notice of the ‘move-in’ date prior to completion.

Are there levies?

Yes. The average levy per month in 2025 is estimated to be around R3,850.

What is included in the month levy?

The monthly levy will include:

  • General maintenance and cleaning of the common property
  • Security, including infrastructure, systems and personnel
  • Insurance premiums
  • The management fee for the managing agent
  • Payments for other services rendered to the body corporate (auditors, attorneys etc.)
  • Municipal utility bills for common area consumption
  • Banking and other similar administrative charges
  • Major long-term maintenance projects (repainting, re-roofing, repaving etc.)

How do I go about purchasing my townhouse or apartment of choice?

Select a unit through the Prices or Plans pages on this site and fill out and send the response form. You can view a Deed of Sale here: https://fynbosvillage.com/documents/

The Deed of Sale will be sent to you by a sales agent. Once this is signed by both purchaser and seller, a 10 % deposit is payable to the conveyancers. The balance of the purchase price will be due once all suspensive conditions to the contract have been met by all parties.

What deposit is required?

10% of the total purchase price.

What are the transfer costs, VAT and any other costs to consider when I purchase my unit of choice?

VAT is included in the purchase price, therefore there is no transfer duty.  Attorney’s fees are payable in addition to the purchase price. There are property legal conveyancing fees for transfer. There are bond registration and associated conveyancing costs where relevant. Monthly levies are payable.

What other monthly costs must be considered other than my levy?

Municipal rates and utility consumption costs.

Who maintains the building and what do they maintain?

The common property is maintained by the body corporate. Owners are responsible for the internal maintenance and repairs of their individual properties.

Who are the managing agents?

Crest Property Management.

What security is in place and how does it work?

It is intended that the village will have a 24/7 security guarding service. This decision resides with the future members and trustees of the body corporate. The perimeter will have an entrance gate and electric fencing.

Is there a caretaker on site?

Yes. A caretaker is included in the levies. The decision to amend or change this resides with the future members and trustees of the body corporate.

Are pets allowed?

Is there Wi-Fi, who is the service provider, and what is the up and down speed?

A fibre network will be installed by the developer. Owners are required to subscribe to an ISP to provide their individual connections and equipment.

Is there DStv, landline telephone and internet connectivity?

It is the owner’s responsibility to subscribe to these services and they can be sourced from the fibre network.

What else is on offer in the common facilities?

There is a clubhouse with a reception desk, bar and dining facilities. It also has two nursing rooms. There is an adjoining indoor, heated swimming pool and a large part of the village is dedicated to a fynbos garden.

Is there secure off-street parking available?

Yes. Every unit has either a garage or secure undercover parking. Some townhouses have a second parking bay on the property. There are also 30 visitors’ bays and 2 disabled bays.
